Who we are

This website is run by Fenland Property Ltd, a family-led company run by Janine Kettle and her husband Rob. You can contact us at janrae@uwclub.net.

What we do

We find, check and hand over investment properties in South Lincolnshire and surrounding areas for our clients. We are not financial advisers, mortgage advisers, solicitors or surveyors. Nothing on this website is financial advice. For advice on your wider finances, please speak to a qualified financial adviser.

Our fees

Fees for our Savings SORTED service start at £3,000 per house, paid in three stages:

  • £500 to start, covering your search and investment pack.
  • £1,000 when you decide to go ahead with the purchase.
  • £1,500 on completion.

The optional Fully Hands-Free Upgrade costs £3,000 plus 10% of the refurbishment cost. Ongoing letting fees are to be agreed. The house itself and all buying costs, such as your deposit, Stamp Duty, legal fees, mortgage fees, surveys, refurbishment and letting agent fees, are paid separately by you.

Our promises

The Pack Promise. If the investment pack does not convince you, your £500 is refunded.

The Fall-Through Promise. If a purchase falls through for reasons outside your control, such as the seller pulling out, the £1,500 you have paid is non-refundable, but it goes towards a replacement house, and we start searching again. This does not cover changing your mind after you have committed to buy.

No guaranteed returns

Property values and rents can go down as well as up. Any figures in our investment packs or on this website are estimates or illustrations, not promises. You make your own decision to buy, and we encourage you to take independent advice and have your own survey done.

Using this website

We try to keep the information on this website accurate and up to date, but we can't promise it is always complete. The calculator on our home page uses your own figures and is an illustration only.

Applying and contacting us

Sending an application or asking for our free guide does not create any agreement or obligation for you or for us. Work only begins once we have both signed a client agreement.

The law

These terms are governed by the law of England and Wales.
