The Pack Promise: if the investment pack doesn't convince you, your £500 comes back. No questions asked.
The Fall-Through Promise
If the purchase falls through for reasons outside your control, such as the seller pulling out, the £1,500 you've paid is non-refundable, but it isn't lost. It goes towards your replacement house, and we start searching again.
This doesn't cover changing your mind after you've committed to buy.

£3,000 is a lot just to find a house. Why not find one myself?
You could, if you had the time and the local contacts. You're not paying for a house off Rightmove. You're paying for checked numbers, houses outsiders rarely see, and all the hours of searching and driving you don't have.
One wrong call, like hidden damp or a rent figure that was never real, can cost far more than £3,000. You pay in stages, and the first £500 is covered by the Pack Promise.
How do I know your numbers are real?
Every figure in your pack shows where it came from: the price, the refurbishment cost, the local rent and the costs you'll pay. We walk you through each one on a call, and you can check anything with your own broker, surveyor or letting agent.
If the pack doesn't convince you, you get your £500 back.

I've never been to South Lincolnshire. What if it's a bad area?
You won't be judging it blind. Your pack explains the street and the area in plain English, the video walk-round shows it to you, and you're always welcome to visit before you commit.
If we wouldn't be happy owning it, we won't put it in front of you.
What if we get a nightmare tenant or a house full of damp?
No one can promise a house will never have a problem. What we can do is make sure you know what you're buying. The house is checked and the refurbishment is costed in your pack before you commit, and you can have your own survey done.
A local letting agent finds the tenant. The risks can be minimised, and that's our job.
What if the sale falls through after I've paid £1,500?
That's exactly why the Fall-Through Promise exists. If the purchase falls through for reasons outside your control, your £1,500 is non-refundable, but it isn't lost. It goes towards your replacement house.
Is now a bad time to buy? Should we wait for rates to come down?
There's rarely a perfect moment. Property is generally for the long term, and the right house at the right price matters more than timing the market.

What else will I need to pay for?
The house itself, your deposit, Stamp Duty, solicitor and mortgage fees, a survey, any refurbishment, and letting agent fees. Every one is shown clearly in your pack before you decide.
How long does it take?
It depends on your brief and the market. Some searches are quick and some take longer, because we won't show you a house just to keep things moving. Once an offer is agreed, the legal side usually takes a few months. We'll keep you updated honestly all the way.
Who looks after the house once it's let?
You can have it let and managed through Expert Property Shop, or use a letting agent of your choice. If you'd rather hand over the refurbishment too, the Fully Hands-Free Upgrade covers that.
